What it covers
What a landlord policy can include
Coverage varies by carrier and policy form. Here’s what we typically review with you.
Dwelling
The rental structure itself, plus garages, storage buildings and fences.
Landlord contents
Appliances and furnishings you provide for tenant use.
Premises liability
Claims when someone is injured on the property and you’re held responsible.
Loss of rental income
Rent you lose while a covered loss is being repaired. Sometimes optional.
Optional umbrella
Extra liability above your landlord policy limits.
Optional flood
Rising-water damage, usually excluded from landlord policies.
General summary only. The actual policy language controls, and all coverage is subject to underwriting approval.

FAQ
Frequently asked questions
Can I use my homeowners policy for a rental?
Usually not once it’s rented long-term. Homeowners policies are designed for owner-occupied homes, and a rental dwelling (landlord) policy is designed for tenant-occupied ones.
Does my landlord policy cover my tenant’s belongings?
No. Tenants need their own renters policy for their belongings and personal liability.
Is loss of rental income included?
It depends on the carrier and policy form. In some policies it’s standard, in others it’s an option. We’ll point it out when we compare.
General information only. Coverage depends on your policy; the actual policy language controls, and all coverage is subject to underwriting approval.
